The stats below highlight key market indicators for SaddleBrooke. This data is based on homes that sold and were for sale during the month of October, 2022.

  • -For October, 2022, there were 18 homes sold, compared to 22 in September (-18%.) 26 sold during October, 2021.
  • -The median sales price for October, 2022 was $551,500, compared to $555,500 in September (-1%.) $445,000 was median sales in October, 2021.
  • -The list price to sales price went up to 99% in October, 2022, compared to 97% in September, 2022.
  • -The numbers of homes sold year-to-date at the end of September, 2022 was 242, which represents an 18% drop from the 294 homes sold last September.
  • -There are currently 61 homes for sale. The median list price is $475,000. Average days on market is 32.
  • -There are currently 20 homes under contract. Only 11% of those sold over the original asking price.
  • -There is currently 3.4 months of inventory, so it continues to be a Seller’s market.

Nothing much has changed since my last report in October. The market continues to be rather sluggish and will traditionally remain so through the end of the Holidays. The mid terms had no effect on sales. Neither has the Fed interest rate cut. Sellers are readying their homes for what we hope will be at least a moderate “high season.” We’ve started to see a few of the very early “winter visitors” attend our open houses. We hope that bodes well.
