For July, 2023, there were 16 homes sold, compared to the 17 that were sold in June, 2023 (-6%.) In July, 2022, there were 19 homes sold (-16%.) 

  • The median sales price for July, 2023 was $560,875, compared to $499,950 in June, 2023 (+12%.) In July, 2022, the median sales price was $557,000 (+1%.)
  • The list price to sales price in July, 2023 was 98%, same as June, 2023. In July, 2022, the list price to sales price was 99% (-2%.)  
  • The numbers of homes sold year-to-date at the end of July, 2023 was 157.
  • There are currently 39 homes on the market. The median list price is $539,900. Average days on market decreased to 32.
  • There are currently 31 homes under contract. Only 6% of those sold over the original asking price.
  • There is currently 2.4 months of inventory, which represents Seller’s market in all price ranges from $300K to over $1M.

 Overall, sales were slightly down from June to July, 2023. However, thru July, 2022, 205 homes were sold, representing a 23% one year overall drop in the numbers of sales. Inventory is still down, but our temperatures continue to soar, resulting in a reduced number of buyers. Additionally, mortgage rates are still high and may be further increased to help curb inflation. Let’s see how that impacts SaddleBrooke sales beginning this Fall.
