UPDATE: The HOA1 board has voted to go proceed with building of the new center.

Residents of HOA1 having attended the Town Hall or watched it on video, submitted a plethora of comments-8 pages in fact-that covered of range of support and suggestions. Because of the number of comments, SBINSIDER used an Artificial Intelligence tool to review all 8 pages and generate a summary. I have attended almost all the meetings on this subject and provided comments. On 8/14/25 submitted 114 comments, questions and suggestions for co******@**********ke.org that were not included in the comments on the website? Why? Here were my 2 minutes of comments for the 8/28/25 Agenda item with no response? Good Afternoon Board Members Harry Ford, Unit 21 Lot 2. (8/28/25 Board Meeting)
Thanks for all the efforts on this project.
I sent in 114 comments, questions and suggestions and have been to most other meetings with no response. These materials were distributed to late for a review by the homeowners and the questions were not answered. This item should be deferred.
Item 17 in my unpublished comments is why isn’t there a vote of the homeowners per CC&R 4.14 as a change of use? Where is the attorney letter indicating it is not required as the most applause I heard at the Town Halls was for a homeowner vote? The comments at the Town Hall were for a larger more competitive facility. After 6 months 4.7% larger is not meeting the needs and should have been disclosed.
Where is the architects costs/budget and isn’t there going to be future costs for change orders?
Where is the project manager and the costs?
Where is the Project plan with critical path items. Approval by Pinal County? Public Hearing, etc.?
As I have noted before this project is not competitive with the 2018 SaddleBrooke Ranch $3 million, $3.8 million with inflation, 16,000 SF or 57% larger with 51 parking spots and woodworking, Art glass, Jewelry and Lapidary. Why would new HigH Value Arts and crafts user come to SB One?
This item was priority #11 in the 2022 survey, so why isn’t the SB One limited CIF funds being spent on the 435% higher priority items that would likely provide a better return and property value increases? This should be a special assessment and the limited CIF money spent on higher priority projects.
What is going on with the Surprise Phase 2 in the belated plans for a new walkway to the Activity Center and more parking? Why not part of phase 1?
There is no explanation of the $800K of RRF for this project and why it increased 57% from last year?
The SB One Mission is timely response to residents and clear and transparent governance, until that happens this project should not be approved.
