HOA1 Candidates Forum is Congenial

After 90 minutes or so of submitted questions and answers the gist of the forum held this past Monday in the Vermillion room was; We are doing great as an HOA and we should continue what we are doing now. The event was, not surprisingly, sparsely attended as all questions were filtered beforehand and asked by the moderator. No open microphone.

The only smidgen of difference among the candidates would be that the new candidate Andy Timothy is strongly in favor of investigating the costs and practicality of making HOA1 a gated community. It was noted that the salient problem is the fact that HOA2 is a public facility, which be definition could not have gated and policed entrances. The other candidates dismissed the idea as not likely.

Also asked were the level of cooperation between the two HOA’s. The current members indicated that they meet with their counterparts and the responsible staff on a regular basis to compare regulations and make adjustments. The candidates noted the fact that Troon manages the golf course operation at HOA2 which creates a major barrier to any joint golf ventures.

Community Votes

The candidates were queried on what threshold of spending or new regulations should require to a vote of the entire community, such as the new Activities building. (Costing just under $5 million dollars.) After some discussion the consensus was the current system is working well…

Valuations 

Two questions were focused on the role of the board regarding real estate values and the marketing of the community. Current members said that they have had discussions with HOA2 to do joint marketing. At this point, no agreement on messaging has been reached but discussions are ongoing. As to values, one aspect raised was the difficulty of comparing SaddleBrooke with other development due to amenities, age and locations. In other words, steady as she goes…

Surveying the Residents

A resident survey is planned for 2026. The previous survey was conducted in 2022. The current board members indicated that they used the results as guidance on decisions, not as mandates. Doubt was raised about the efficacy of surveys in that the board has monthly meetings at which time any resident can make requests or voice complaints to the HOA board.

Editor’s note: The problem with surveys is the difficulty of constructing questions that generate meaningful information. SaddleBrooke is an established community with amenities and fees that are constantly examined. Any survey is likely to only reveal what every resident probably knows.
