HOA1 Annual Meeting Monday, April 28th-updated

HOA1 held its annual meeting On Monday, April 28th. The meeting took place Vermillion room in the HOA1 clubhouse attracted about 75 residents. The annual meeting which precedes the regular monthly board meeting, highlighted the goals set from last year’s meeting. Most of the projects had been successfully concluded, with hiccups in the area of procuring equipment for golf course maintenance. From a financial side, the HOA1 coffers are full with both reserves and current income. One slide illustrated the rise in annual HOA fees from 2017-2026. Overall, the annual cost per household has risen about $800 in nine years or about 25%. Most of the costs are related to the increase in minimum wage rate as mandated by the State of Arizona. While few employees are paid the minimum, the effect of those increases has a push factor for all hourly workers.

Several residents expressed their concerns and questions at the end of the meeting. One resident who comes yearly, complained that the SaddleBrooke HOA boards had not focused enough energy on competing with other retirement options, as evidenced by the lower increase in market appreciation compared to other 55+ communities. According to the board report, house re-sales were way above projections for the 1st quarter of the year.
One resident asked about the breakdown per house that was allocated to the amenities and the board presented this data:
Food and Beverage $182
Clubhouse $135
Pools $67
Fitness $58
The remainder was allocated to general services at about one thousand per annum.
At the monthly meeting following, the Board voted to invest in upgraded software and hardware to eliminate and thereby integrate multiple software programs.
