The stats below highlight current key market indicators for SaddleBrooke. This data is based on homes that sold and were for sale during the month of November, 2025.
For November, 2025, there were only 16 homes sold, compared to 24 that were sold in October, 2025. In November, 2024, there were 28 homes sold. 

 

 

  • The median sales price for November, 2025 was $466,200 compared to $458,886 in October, 2025.  In November, 2024, the median sales price was $529,500.
  • The median list price in November, 2025 was $469,950, compared to $477,000 in October, 2025. In November, 2024, the median list price was $544,500.
  • The list price to sales price in November, 2025 was 97%, compared to October, 2025 at 98%. In November, 2024, the list price to sales price was also 98%.
  • The numbers of homes sold year-to-date at the end of November, 2025 was 290, compared to 288 that sold during by the end of November, 2024.
  • There are currently 134 homes on the market. Average days on market is 38. Last November, the average days on market was 51. The least expensive property is priced at $319,000 and the most expensive one is listed at $1,425,000.
-There are currently 30 homes under contract. Only 6% of them sold over the original asking price.
There are currently +7.1 months of inventory, which represents a Buyers Market, as follows:

The numbers visitors to our November Open Houses reflected another slight uptick from the Summer and early Fall numbers. December is showing a slight improvement, but sales generally slow between Thanksgiving and Christmas.
