The statistics below highlight current key market indicators for SaddleBrooke. This data is based on homes that sold and were for sale during the month of October, 2025.

 

For October, 2025, there were 24 homes sold, compared to 22 that were sold in September, 2025. In October, 2024, there were 22 homes sold.  

  

-The median sales price for October, 2025 was $458,886 compared to $448,750 in September, 2025.  In October, 2024, the median sales price was $507,000.

  

-The median list price in October, 2025 was $477,000, compared to $460,250 in September, 2025. In October, 2024, the median list price was $499,500. 

  

-The list price to sales price in October, 2025 was 98%, compared to September, 2025 also at 98%. In October, 2024, the list price to sales price was also 98%.  

  

-The numbers of homes sold year-to-date at the end of October, 2025 was 275, compared to 261 that sold during by the end of October, 2024.

  

-There are currently 143 homes on the market. Average days on market is 85.

Last October, the average days on market was 64.

The least expensive property is priced at $325,000 and the most expensive one is listed at $1,699,000. 

 -There are currently 22 homes under contract. Only 4 of them sold over the original asking price.

 -There are currently +6.0 months of inventory, which represents a Buyers Market, as follows: 

Sales From $300K to $400K = Buyer’s Market

Sales From $400K to $500K = Balanced Market

Sales From $500K to $600K = Buyer’s Market 

Sales From $600K to $700K = Balanced Market

Sales From $700K to $800K = Seller’s Market

The number of visitors to our October Open Houses reflected a slight uptick from the Summer and early Fall numbers. November is showing a slight improvement, but between Thanksgiving and Christmas, those numbers historically decline.
